In the midst of a rapid worldwide financial downturn, thousands of people every month find themselves trying to avoid foreclosure on their homes. While in a perfect world that is the most obvious response, it is important to know that there are things that will happen in the lives of people that can make that basically impossible. If you are behind on your mortgage loan but have not started the foreclosure process yet, then you still have a chance of avoiding it if you act quickly. Call your bank or lender right away to let them know your situation, and sometimes they can work with you to get the account current. If you are receiving calls demanding full payment immediately try to relax, because more than likely it is a bill collector on the phone, not your lender. Try sending in a payment through the quickest method and see if that doesn’t at least hold off foreclosure another month, giving you more time.

You can seek help from organizations and other programs that are in the business of helping people avoid foreclosure on their homes. Look for government and nonprofit organizations first. It may be humiliating for some people to ask for help of this sort, but if it is your last resort you don’t have much choice. You may have to call around to several different places and explain your situation, since how programs operate and who they are geared to help avoid foreclosure can vary. Just don’t get frustrated and give up if you hear “no” more than once. This does not mean that all places are going to tell you that they cannot help you avoid foreclosure so you are just going to have to keep looking.
If you swallow your pride and let your family and close friends know that you are trying to avoid foreclosure, they may be able to offer help. You may not want anyone to know about this, but if it saves your home you may have to open up. Many people will not be able to help you avoid foreclosure, but will great emotional support. Telling others you are looking to avoid foreclosure can’t hurt your situation, it can only help.
